      <title>Re: LLC or not?</title>
      <description>LLC 's are good. Lots of serious owners create an LLC for each property, or you can put them all under one LLC and save time on tax preparation.  Make sure you own 100% of the LLC's  (single owner LLC) if you are 100% owner of properties... this will help you avoid a reassessment of property values as Assessor will consider a transfer/sale has occurred. Sometimes they do it anyway, and you'll have to petition Assessor to go back to original assesses value. 

 Family Trusts and  Land Contracts are two other methods.    Land Contracts are done by the big boys... very interesting stuff ,and still researching.  The advantage of a Land Contract is it isn't a corporation, but is an entity, that keeps owners private and would require a court order to reveal owners.  This is expensive situation for someone who wants to sue you. </description>

... I too have had this experience many times, and finally realized I need to spend more time negotiating better  terms of agreement,  such as asking for money in stages of development. More stages the better. #1 money shows they are serious client, and more stages and payments keep them serious. The more money you get upfront the more they are likely to finish payment.  Never release your content, code until final payment. Build on your own servers and let them see it and test it, but don't let them ""take it home" until all the monies are verified in your account.

* Contact other DJ Broadcasters and ask for advice, tips (probably better if out of area)
* Start your own channel on Justin.tv and practice. they have live chat so viewers can write their advice to you while you perform. 
* Be yourself, and definitely work on developing your own style. Have FUN .
* If you audience senses you are having Fun, I"m sure you will be entertaining. Maybe not always liked by all, but probably always entertaining.
* Research your audience/demographics beforehand, and combine your broadcasting with topics and terminology that shows you are knowledgeable.

      <description>One way is text book psychology by using:  PNP .  PNP is using a Positive, a Negative, then another Positive.  here is example   "Jim, I really respect your confidence on this subject (positive),  and I believe if you stay focused and not talk too much on the "issue" (negative)  then we can use your abilities and energy  to solve the next problem (positive).  

Changing the dynamics or "tempo" of your discussions will help in modifying your partners behavior. Be unemotional to his behavior and it will help you stay creative to control the situation.

      <description>Assuming you and your siblings are doing the same type of work, I would think it would be reasonable for them get paid by the hour such as you do, or at least be paid from the profits based on the percentage time contributed to company at the same rate. 

But if everyone, or even one, have different tasks and skills, then you will need to create a written partnership agreement that I would suggest to include:
hourly rate, job title, hours required in office, responsibilities, approval for bonuses, ownership percentage of company, and voting rights (percentage) of partnership for management decision.  Also, suggest you contact with attorney to draft up a partnership agreement that you can present to your siblings and say that you want to run this like a real business and feel that the time you put in is not fair.   

I'm assuming by "legal recourse' you mean legally force them by court order if they don't agree with your reasonable request to change the business(??)... My guess, would be that it would be hard as in any partnership that isn't written, a court looks at it from "A Reasonable Man Standard" and that would be pre-established practices of partners.    So again, my best answer would be to tell them it isn't fair and you'd like to get paid more for the more hours you put in, or they have to work more.   But try to have something prepared in writing of what you think is fair and be open to discuss all options and stay positive.   It sounds like you have a good business going and that is in everyones best interest to not let the business suffer for your short term differences, and be proud of yourself for keeping it together.
